STOCK PLANS, MODIFIED STOCK PLANS, OR CUSTOM PLANS?


Stock Plans are complete pre-designed home plans that can be ready with in a few days. Stock Plans are  a flat fixed Price from the plan package options you choose. This is a great choice if you do not have specific requirements and do not have the time that it takes for a custom plan to be drawn. These plans are ready for construction.


Modified stock plans are tailored modifacations to our stock plans by your requests and can be made ready within a week depending on the changes. Plan changes are billed by the hour plus flat fixed fee Price from the plan package options you choose. This is a great way to get a  custom fit plan for you and/or your lot requirements.


Custom plans are completely designed from collaboration, suggestions and ideas from you, the client, and the designer. Plan charges are billed by the Flat fixed fee per square foot of the home. There are many reasons customers and builders come to the decision to have a plan custom tailored from scratch. With all the specific needs of ever changing lifestyles and market trends it is certainly rewarding having a home tailored with your personal touch and lifestyle, likewise, if you are a builder you can maintain control of budgeting and/or just have that unique trademark setting you apart from the rest.

 

GETTING STARTED AND WHAT YOU NEED TO KNOW?

Where do I start?

  • Find a general area where you would like to build. Research available lots and/or land in a particular area that you find suitable. Things to consider: school district, utilities, commuting, etc.

  • Deciding on a particular Lot or Land Parcel. Once you decide where you would like to build, whether in a subdivision or a parcel of land, request a copy of the Site Plan.  This will help you decide and establish the limits on the size and shape of the home.  Also check to see if there are any special requirements and/or covenants. (This can limit you as to what the minimum size and style home that can be built).  This may also be a good time to consult with Hudson Home Designs for any further questions and/or directions you may need.  A realtor and/or builder can also be great to work with during this stage. Knowledge and research are the key ingredients during this time.

 

HOW TO GET STARTED WITH A CUSTOM HOME?

  • Establish rough requirements: Outline your most important needs first.  How many bedrooms, bathrooms, special rooms, and garage(s) or carport(s) that are needed.  The size (square feet of living space) of home desired. Create a collection of ideas like, magazine clippings, photos, notes, personal rough sketches etc… Our stock home plan library can also help spark ideas and inspiration. If you need help getting started we will be more than happy to assist.

 

  • First consultation Meeting:  This in office meeting will consist of reviewing all the above information together to establish the project scope and help you establish a more structural set of requirements with which you will be satisfied. This meeting will mainly involve verbal communication and a note-taking interview by us.

 

  • Conceptual and Schematic Design Meeting: This is the time you will review what we have developed from the collaboration of ideas and requirements. This will also be the opportunity for Hudson Home Designs to answer any questions you may have. Please understand that our conceptual designs are not a single shot effort (i.e., take it or leave it), rather it is a base point to decide to continue with what we have presented or to continue interviewing for a better idea for a new conceptual design. We will continue to work with you until you are completely comfortable and satisfied. Our conceptual designs will consist of applicable rough sketches of floor plan(s) and 3-D Elevation(s). If at this time you agree that we are going in the right direction, then you will have the opportunity to take the sketches back home with you for a more thorough review for further questions and comments for our next meeting. 

 

  • Reviews and comments: The back and forth reviews. This is when we have both agreed that the progress can proceed with more detail. This is done by email unless requested otherwise. We do this for two reasons: (1) this allows you not to worry with finding time and creating unnecessary delays in the design process scheduling due to finding time for office meetings; (2) you are able to review at you own pace and in your own comfort so your thoughts remain clear without interruption and pressure of making hasty decisions. This process will be sent back and forth until you are ready to proceed to the next stage. You will always remain in your control of this stage.

 

  • Final Set: When you approve and completely satisfied to proceed to final set.This is the stage we perform all the technical requirements and documentation that is required by code and for the builder to construct the project. It is very important that only when you are completely ready and confident that you make the decision to continue to final set.

  • Pick up plans: At this time the plans are completely finished and are ready for construction.  As an added free service, Hudson Home Designs can also help with arranging local builders and/or subcontractors that you choose to pick up and drop off plans for bids.  Please keep in mind that we will continue to answer questions that anyone has during the complete construction phase.
